Urban Capital has acquired the remaining development lands at Mississauga’s M City, taking ownership of the final three towers in a massive residential community it has helped develop for more than 15 years.

The seller, Rogers Real Estate Development, is a private holding company controlled by the family behind Rogers Communications. The late Ted Rogers originally acquired the lands in the 1960s.

The transaction covers more than four acres at Burnhamthorpe Road West and Confederation Parkway, where towers M6, M7 and M8 are planned, representing 1.5M SF of future development.

Urban Capital has worked with Rogers since 2009, overseeing planning, approvals and 5.2M SF of construction across the first five phases.

“We started something special here — and we’re not finished yet,” said Urban Capital partner Mark Reeve.

The first two towers are occupied, while the 81-storey M3, Mississauga’s tallest building, topped out in 2025. M4 and M5 remain under construction.

The broader 15-acre community is planned to include eight towers containing more than 6,000 homes, 60K SF of retail, 15K SF of offices and more than two acres of parkland.

The purchase price was not disclosed. Construction timelines for the final three towers have not been announced.
