way of 327 underground spaces and 574 above-ground spaces, including

LOCATION
Located within Niagara Falls’ tourism district, occupying a prominent corner location at the intersection of two arterial roadways (Stanley
Ave. and Dunn St.), the surrounding area is a popular tourist destination and offers a multitude of hotels, restaurants, and attractions.
The site fronts onto Stanley Avenue, which is the main arterial roadway for North-South travel within the Niagara Falls tourist node.
The subject also has frontage onto Dunn Street, a main roadway providing East-West travel. Access onto Highway 420 is available
approximately 2 kilometres North of the subject, traveling along Stanley Avenue. Highway 420 connects with the Queen Elizabeth
Way which provides regional access. Local and regional bus transit service is available within proximity to the site via Niagara Falls
Transit. Overall, access is very good as the subject is close to multiple major roadways and transit routes.
PLANNING & APPROVALS
In late 2020, a zoning by-law amendment application (no. AM-2020-
016) was submitted to the City of Niagara Falls. A public open house
was held on January 13, 2021, to receive public feedback regarding
the proposal. On September 14, 2021, Niagara Falls City Council
approved the Zoning Bylaw Application (no. AM-2020- 016) to permit
the development. The approval is a site-specific exception within the
Tourist Commercial Zone.
