The apartment investor, developer and renter are all affected by cycles endemic in the industry. Where are we now? A handful of panelists at the Connect Texas Multifamily conference at The Joule weighed in on where we are when it comes to cycles.
Greg Willett from Leaseback believes we just crested, “Midyear was the pivot point. We are now starting to see demand exceeding the delivery volume. As deliveries have slowed a bit, we’ve had some rent growth at the top of the market. The signal of recovery is happening now.”
Affinius Capital’s Hailey Ghalib added, “We’re transitioning from this significant supply and demand cycle into the recovery. Supply will keep declining until at least 2028, 29.”
Jason Houn from ZOM Living sees a change in offering concessions, “Due to the supply, mini-markets outside Austin have had to give concessions up to 12 weeks, such as in Hutto and Pflugerville. But in Austin, it’s dipped to 8 weeks.” And he sees it dipping further.
And not all are treated equally in a cycle. Rob Waltz from Trimont says, while things may be improving in the Class A and B+ project, he’s not seeing the turnaround in the B- and C Class apartments, “Those are suffering. Owners of that class of apartments are capped on what renters are able to pay, and yet expenses keep going up.”
