Georgia Multifamily Assets Trade for $175 Million; Expands Buyer’s Portfolio

Professional Equity Management, the investment division of PEM, expanded its Georgia holdings with a $175 million buy of two Class A multifamily properties. The Phoenix-based buyer closed separately on the 280-unit EmmaJames in Savannah and the 270-unit Series at Riverview Landing, located in Mableton. The buyers were undisclosed.

“These acquisitions bring our Georgia portfolio to four properties,” Professional Equity Management Founder and CEO Paul Mashni told ApartmentBuildings.com. “We love the growth story of Georgia and these specific locations.”

The buyer also owns the 224-unit Mill Creek Run (Macon) and the 280-unit Sterling Creek at Richmond Hill.

EmmaJames, located at 101 Cay Plaza on the Savannah River waterfront, came online in 2024 and is 90% occupied. The six-story property offers one-, two- and three-bedroom units averaging 1,063 square feet, as well as approximately 9,000 square feet of ground-floor retail space. The on-site amenities include a rooftop pool deck, a 24/7 fitness center, a piano room, an art gallery, and a private river park overlooking the Savannah River. The property offers marina access to the river and is adjacent to the city’s convention center.

The Series at Riverview Landing was completed in 2022 and is 92% occupied. Situated at 6025 Riverview Rd. SE, the four-story mid-rise apartment complex, features one- and two-bedroom apartments that average 919 square feet in size. The property offers a coworking lounge and dog park, a rooftop lounge, a two-story 24/7 fitness center and a resort-style pool. The asset’s location near Interstates 20 and 285 provides quick connections to downtown Atlanta, the Hartsfield-Jackson Atlanta International Airport and major employment centers.

The Series at Riverview

Mashni stated that the properties are located in submarkets with exceptional supply-demand dynamics, characterized by high absorption and low vacancy rates. The transactions mean that “we’re acquiring institutional-quality construction without development risk or lease-up uncertainty,” he added. “Demographics inform the thesis, but we’re ultimately buying buildings we know how to operate in markets where fundamentals support long-term performance.”

He pointed out that the deals also allowed the sellers to participate in the properties’ long-term upsides. These include PEM Residential’s operational improvements, rent growth and long-term asset appreciation. PEM Residential is PEM’s property management division.

Mashni explained that Professional Equity Management is a long-term holder of Class A assets, acquiring properties for stable cash flow and wealth growth. “Our strategy is straightforward; own high-quality assets in high-growth markets, operate them exceptionally well through our vertically integrated platform, and let time and market fundamentals create value.”
