New York City’s Department of Housing Preservation & Development (HPD) has filed plans for a 215-unit apartment building on a vacant city-owned lot in the Bronx’s Melrose neighborhood. The 176,000-square-foot building at 3116–3124 Third Ave. would rise 20 stories, the New York Business Journal reported, citing plans filed with the New York City Planning Commission.
HPD revealed that it has chosen Bronx-based developer Procida Cos. and community development nonprofit Nos Quedamos for the project. The building would also come with 7,000 square feet of commercial space and amenities including a community room, second-floor terrace and roof terrace. If realized, the project would advance the Melrose Commons Urban Renewal Plan, which proposes to bring new affordable housing across a 33-block area.
To make way for the project, HPD is requesting that the city remove the 85-foot height limit for new multifamily developments in the vicinity. The department has also asked the Planning Commission create an Urban Development Action Area Program within the neighborhood that would set forth guidelines for developing income-restricted and affordable housing.
