A 586-suite Winnipeg apartment portfolio comprising three recently constructed properties has been listed for sale by Goodman Commercial, JLL and Capital Commercial Real Estate.

The offering includes The Onyx, a 282-suite community completed in 2019; The Bravado, a 149-suite property completed in 2020; and The Allure, a 155-suite development completed in 2023. The properties are available individually or as a portfolio.

Together, the properties occupy approximately 7.7 acres and include 22,027 square feet of commercial space and 657 parking stalls. The apartments average 821 square feet.

Ironclad Developments constructed the three communities. They are owned by investment funds managed by Alitis, including Alitis Private REIT, and have been professionally managed since completion.

The marketing team described the offering as the largest Winnipeg multifamily portfolio to come to market by suite count in recent years and one of Canada’s largest institutional-quality apartment portfolios currently available.

No asking price or bid deadline was disclosed. Detailed financial and operating information is available to qualified prospective purchasers under a confidentiality agreement.

The properties are near major employment, education and health-care destinations, including the University of Manitoba and Victoria General Hospital. The portfolio also provides exposure to the growing Bridgwater and Waverley West area in southwest Winnipeg.

The offering comes to market as Winnipeg’s purpose-built rental sector begins to loosen after several years of tighter conditions.

Canada Mortgage and Housing Corporation reported a 2.8 per cent vacancy rate for purpose-built rental apartments in the Winnipeg census metropolitan area in 2025, up from 1.7 per cent in 2024.

CMHC said rental supply growth outpaced weaker demand in 2025, although rents continued to rise. Its summer 2026 housing market outlook forecasts that Winnipeg’s vacancy rate will reach 4.4 per cent this year as more apartments are completed.

Goodman Commercial said the assignment reflects increasing interest from British Columbia and other West Coast investors seeking greater scale and potentially higher yields outside more expensive coastal markets.
