Roof leaks compound fast under Michigan snow load and ice damming. A deferred roof replacement can run into six figures on a multi-building asset.
Make sure you are well informed about the age of the roof. Ask for the roof’s install date and any remaining warranty. Walk the parking lot or check drone/aerial photos for patchwork repairs, sagging rooflines, or moss and algae staining. These are the known signs of trapped moisture.
A boiler failure in January isn’t a maintenance ticket. It is a habitability emergency that comes with replacement costs scaling quickly along with building size.
Make sure what the situation is before buying. Request service logs for the boiler or furnace. Check the mechanical room for rust, water staining, or jury-rigged repairs, and ask when each unit’s system was last serviced.
Many Michigan cities, including Detroit and Grand Rapids, require active rental registration or certificates of compliance. A lapsed certificate often results in mean fines, forced repairs, or a stalled closing.

High turnover often signals deferred maintenance, management gaps, or local softness that a single year’s financials won’t reveal.
Ask to walk 2–3 vacant or turning units in addition to occupied ones, and request turnover history alongside average tenancy length.
A strong tour isn’t about checking boxes — it’s about testing the seller’s story against what your own eyes, and a sharp apartment building walkthrough checklist, tell you.
Treat every claim as provisional until it’s confirmed in the mechanical room, the basement, or the city’s records office. The investors who close successful Michigan multifamily deals are the ones who walk in skeptical, ask precise questions, and let the building — not the brochure — set the price.
