Why I love this deal:
1. Low owner expenses - many tenants pay for all of their own utilities and services including lawn care. Only a few common meters are present.
2. Location - this is a quiet area in a culdesac in the suburbs of Kansas City. Tenants love the location as it is near a newer elementary school and is peaceful. Many tenants stay long term, reducing turnover and leasing costs.
3. Great mix in unit type - 1-3 bedroom units and most with multiple bathrooms and garages. Tenants love garages and basements for storage. This will never have an issue staying full.
