Canada + Student Housing

Seniors housing, self-storage and student residences are attracting fresh attention as real estate investors look beyond traditional asset classes heading into 2027.

Those sectors featured prominently at Connect Alternative Real Estate Investments, held Oct. 15 in Vancouver, where industry leaders explored opportunities in underserved markets and the potential for stronger returns.

Seniors housing stood out for its potential to deliver returns well above conventional multifamily investments. Self-storage also drew interest, particularly in smaller Canadian communities where demand is outpacing supply.

Looking ahead, developers are pursuing student housing partnerships with universities, smaller drive-up storage facilities and selective acquisitions. AI data centres and the growing availability of development land are also creating opportunities for investors looking to position themselves for the next cycle.

Other discussions at the event explored why B.C. seniors housing developers are investing elsewhere and how smaller developments may be worth more than ambitious highrises.

Watch highlights from the conference to hear where investors, developers and lenders see capital moving next.
