Troubled 7-Year-Old $31.3M Langford Tower Now Set For Demolition

Centurion plans to demolish RidgeView Place, a seven-year-old rental tower at 2770 Claude Rd. in Langford, B.C., after years of structural problems, two evacuations and more than $5M spent on repairs.

The 11-storey, 90-suite building opened in 2019 as Danbrook One and was acquired by Centurion that August for $31.3M, or $347,778 per suite.

By December, Langford had revoked its occupancy permit after serious structural and seismic deficiencies were identified.

Centurion then undertook an extensive remediation program, spending more than $5M before reopening the building as RidgeView Place in 2022.

The reprieve was brief. Residents were ordered out again in April 2023 after another engineering review raised further structural and life-safety concerns, and the building has remained vacant since.

Centurion now says engineering and construction reviews have determined demolition is the best path forward. The company has not disclosed the expected demolition cost or a timeline for the work.

The dispute over the building is also before the courts. Centurion is seeking $45M from the City of Langford, alleging the municipality failed to identify defects in the plans and was negligent in allowing the property to be occupied and sold. The city has not commented on the allegations, citing the ongoing litigation.

Centurion says it plans to redevelop the site with a new residential community and is working with development partners on the next phase.
