Four years after acquiring a downtown Toronto development site through receivership, Fengate and its partners have broken ground on a 58-storey rental tower that will preserve a piece of the city’s garment industry history.
The Benjamin will bring 528 apartments to 355 Adelaide St. W. in the Entertainment District. The project is being developed by the LiUNA Pension Fund of Central and Eastern Canada, Fengate and Hi-Rise Group.
The development will incorporate a six-storey heritage building designed by architect Benjamin Brown, with loft-style apartments within the original structure.
Plans also include ground-floor retail and a new pedestrian connection between Adelaide and Oxley streets. Residential amenities will occupy the seventh and 58th floors, including coworking space, a theatre and fitness facilities.
The project will offer studios through three-bedroom apartments, including 10 affordable units. First occupancy is expected in 2030.
SG Constructors is handling construction, with WZMH Architects and ERA Architects on the design team.
The groundbreaking follows the partners’ recent expansion into the United States. As Connect reported in September, LiUNA made its first U.S. real estate development investment alongside Fengate in Julep West Loop, a 380-unit Chicago rental project.
