52-Storey Toronto Tower Will Have Just Three Homes Per Floor

A planned 52-storey Toronto condo tower is being redesigned with just three residences on each floor as its development group makes a sharp move toward larger luxury homes.

North Drive has joined Westdale Properties, Originate Developments and Cameron Stephens Equity Capital on 8 Rosehill, near Yonge and St. Clair, bringing its boutique-condo strategy to a high-rise format.

The building’s scale has not changed, but its developers say the number and size of homes have. Instead of a conventional high-rise floor plate with as many as 10 units, 8 Rosehill will have three, each with corner exposures and elevators opening into private vestibules.

“The building’s scale hasn’t changed. What’s changed is the discipline to put only three homes on each floor instead of ten,” Cameron Stephens CEO Steve Cameron said.

The shift represents a major departure from earlier plans for the site, which contemplated several hundred units. The development group says the revised concept has not yet been formally submitted but is in advanced discussions with the City of Toronto.

Sales are expected to launch in early 2027, with prices starting at $1.95M.

Richard Wengle Architects is designing the tower, with interiors by Reflect Architecture.
