A Portland multifamily developer, investor and apartment manager sold Go Go Heights, a 178-unit garden-style apartment community at 7024 N. Colton St. in Spokane, Wash., for $22.5 million.

LC Gogo Heights LLC, an affiliate of Fortify Holdings, sold the property to c702 LLC, a Seattle-based private investor. The property was 85% occupied at closing, underscoring the challenges facing the Spokane multifamily market due to an influx of new supply.

“Occupancy rates have been struggling in the Greater Spokane area due to new supply,” Northmarq Senior Vice President Joe Kinkopf told ApartmentBuildings.com. “This created a perfect storm for difficult operations for apartment managers.”

Those conditions prompted more owners to consider selling as they contend with occupancy challenges and rental pressures. Despite market headwinds, Go Go Heights received several offers from investment groups and closed within 90 days of listing.

“The buyer had a strong in-house management presence in Spokane, and we had the most comfort with their renovation scope and capex,” Kinkopf said.

Kinkopf and Northmarq colleagues Tyler Smith, Steve Fischer and Brendan Greenheck represented the seller.

Fortify Holdings acquired Go Go Heights in 2018 for $18.2 million and subsequently renovated the property. Built in 1989, the community features two- and three-bedroom units, high-speed internet, indoor parking and a swimming pool.
