ATCO Structures has more than doubled the size of its modular manufacturing plant in Grimsby, expanding production capacity as Canada’s construction industry faces growing pressure to build faster and at lower cost.
The company officially opened the expanded facility Thursday, increasing its footprint from 85K SF to 185K SF.
Canada’s modular construction market reached $5.5B in 2025, including $2.48B in multifamily development, according to the Modular Building Institute. Yet factory-built methods still account for as little as 2% of Canadian housing starts, according to RBC.
ATCO is already one of Canada’s largest modular construction companies, with five manufacturing plants nationwide. Its expansion has accelerated through acquisitions, including the $40M purchase of NRB Modular Solutions in 2024, strengthening its presence in permanent residential and institutional construction.
“Our expanded Grimsby plant strengthens our ability to deliver solutions at a time when governments and industry are seeking faster, more efficient ways to build,” said ATCO Structures president Adam Beattie.
The company has supplied modular solutions for projects including Toronto’s Dunn House supportive housing development, Hamilton’s King William House and facilities supporting construction of the Gordie Howe International Bridge.
ATCO has not disclosed the cost of the expansion.
