Commercial real estate investment in the Greater Toronto Area jumped 41% to nearly $10.2 billion in the first half of 2026, but the rebound reveals a widening divide between properties investors want to own and projects they are willing to build.
The figures, released Tuesday in REMAX Canada’s Fall 2026 Commercial Real Estate Report, show multifamily investment climbing more than 240% year over year. The appetite for established rental properties was evident earlier this month when BST Canada acquired a 122-unit Toronto apartment building, expanding its portfolio to 609 units.
“Capital is flowing, but investors are trying to make every dollar count,” said Kristie Kimnach, global executive director of REMAX Commercial.
The recovery is uneven. Greater Vancouver’s multifamily investment fell 41%, contrasting sharply with Toronto’s gains.
Across 12 Canadian markets surveyed, industrial fundamentals improved in 11. Development land showed improvement in just two, with the GTA among the weakest markets.
“Demand for smaller industrial units and neighbourhood retail space has remained strong in many markets, yet high construction and financing costs continue to limit new development,” said Don Kottick, president of REMAX Canada.
The divide is also evident in offices. GTA availability declined more than 200 basis points to 15.5%, with premium downtown space attracting tenants while older buildings struggle.
Wealthsimple’s recent 124K-SF headquarters lease at The Well illustrated that demand. The deal was negotiated in less than three months amid dwindling large office blocks.
