Construction has begun on the first $190M-plus phase of Quartier Molson, moving one of Montreal’s largest waterfront redevelopment projects from planning into the ground.
Montoni and Fonds immobilier de solidarité FTQ broke ground this week on the former Molson brewery site at 1555 Notre-Dame St. E., where the first residential building will deliver 383 rental apartments and a 22K-SF supermarket.
Known as CHAPITRE Quartier Molson, the building was designed by Sid Lee Architecture and is scheduled for completion in summer 2028. The supermarket operator has not been announced.
The work represents the opening move in a much larger transformation. Quartier Molson is expected to unfold over seven to 10 years and ultimately include nearly 5,000 homes alongside shops, restaurants, hotel space, civic uses and public green space on the St. Lawrence River.
The initial work will also extend to Îlot des Voltigeurs, the heritage portion of the former brewery site, while construction of the first non-market housing is expected to begin in 2027.
Montoni and Fonds immobilier are equal owners of the property, which spans 1.1M SF of land and has development potential approaching 6M SF.
Plans also preserve prominent pieces of the brewery’s industrial history, including the Molson tower, chimney, clock and sign.
