Groupe Tidan is looking to turn a long-held Griffintown property into a $500M, 923-unit rental development, bringing one of the neighbourhood’s largest remaining redevelopment sites closer to construction.
The proposal for 1457 Rue Ottawa, on the triangular block bounded by Ottawa, William and Saint-Thomas streets in Montreal, would be built in three phases. Its architectural centrepiece is a 32-storey, 100-metre twisting residential tower designed by Sid Lee Architecture.
But the scale of the project goes well beyond the tower. Plans call for a second 27-storey building, a 10-storey building containing 125 non-market homes and another tower at the western tip of the property. A pedestrian promenade lined with commercial space would cut through the site.
Tidan told La Presse it plans to invest $500M in the redevelopment and hopes to begin excavation in mid-2027. The developer says 25% of the apartments would rent below market rates.
The proposal is also an early test of Montreal’s push to accelerate major housing projects. The Sud-Ouest borough is using a new consultation process tied to Quebec housing powers that can speed approvals for qualifying developments.
The city says the proposal complies with Griffintown’s maximum density and new height parameters. Public consultation is scheduled for Oct. 21.
