Sienna Senior Living is continuing an active year of acquisitions with a $73.8M deal for a recently developed seniors housing campus in Brighton, Ont.
The company has agreed to acquire Brighton Retirement & Active Living, a 165-suite property about 150 kilometres east of Toronto. The campus includes Brighton Retirement Living at 291 Main St. and the adjacent Brighton Active Living apartments at 1 and 3 Rundle Lane.
The purchase price works out to about $447,000 per suite.
The 124-suite retirement residence opened in 2024 and is already about 95% occupied. Another 41 seniors apartments opened in 2025 and remain in lease-up, while the property also includes five ground-floor commercial units.
The deal includes $1.5M of income support tied to lease-up of the apartments and commercial space, along with a potential $5M earnout if certain financial targets are exceeded.
“With the acquisition of Brighton, we are adding another new, high-quality asset to Sienna’s growing portfolio,” CEO Nitin Jain said.
Sienna expects the transaction to close in the fourth quarter and plans to fund it with cash and credit facilities.
The company said it has added more than $430M of assets through acquisitions so far in 2026, alongside a $625M joint venture aimed at accelerating its long-term care redevelopment program.
