A nine-tower, 3,162-unit redevelopment of Erin Mills Town Centre has cleared a major Ontario Land Tribunal hurdle, moving a key piece of the Mississauga mall’s long-term intensification plan forward.

The decision covers the northwest corner of the property at 5100 Erin Mills Pkwy., where two one-storey commercial buildings and 532 parking spaces would eventually give way to a mixed-use community built around a public park and urban plaza.

The ruling also starts to make tangible the redevelopment behind the mall’s $272M sale. Pemberton Group, Metrus Properties, HBNG Holborn Group, The Remington Group and Condor Properties acquired Erin Mills Town Centre from the Ontario Pension Board in January 2023, taking control of an 84-acre site with substantial surface parking and room to intensify.

The settlement keeps the original 3,162-unit count but redistributes the density. Towers previously proposed at between 20 and 44 storeys will now top out at 37 storeys, while about 22K SF of non-residential space has been added. Plans also include a 45K-SF public park, new streets and pedestrian connections.

The redevelopment is expected to unfold over 10 to 15 years and five phases, gradually turning an underused corner of a traditional regional mall into a denser mixed-use district.
