Mattamy’s First Modular Community Moves Ahead In Mississauga

Mattamy Homes’ first modular condominium community has taken its next step through Mississauga’s approvals process, with the 141-unit proposal going before the city’s Planning and Development Committee.

The project at 6344 Ninth Line calls for three six-storey buildings totalling 161,306 SF. More notable than the scale is the construction model Mattamy plans to use.

The homebuilder intends to use factory-built modules, bringing modular construction directly into the development pipeline of one of Canada’s largest residential developers.

The project is expected to draw on Stelumar, the Ontario modular manufacturing company founded by Mattamy founder Peter Gilgan, with Mattamy serving as its first customer.

“Off-site, digital production cuts build time and improves consistency. It’s a faster, less costly model,” Gilgan said.

The Lemay-designed buildings would contain 47, 35 and 59 units, with a mix weighted toward larger, family-sized suites. Plans also include 223 parking spaces, 92 bicycle spaces and a central outdoor amenity area.

The project sits within a larger Mattamy-led community planned for more than 1,000 homes along Mississauga’s western edge.

At 141 units, the development is relatively small for Mattamy, but it represents the first real-world deployment of its modular strategy within the company’s residential pipeline.
