Developer Launches Investor Offering for 465-Unit Boynton Beach Rental Community

Time Equities, Inc launched a $95.3 million tenant-in-common (“TIC”) investment offering for OCTAVIA, an eight-story, 465-unit Class A multifamily community under construction in downtown Boynton Beach, Florida.  

Having broken ground in September 2026, the development features 6,500 square feet of retail space, a 1,005-space parking garage, and approximately 50,000 square feet of private amenities. 

The investment structure includes senior positioning relative to approximately $34 million of sponsor equity and features an executed Tax Increment Financing (TIF) agreement expected to significantly lower real estate taxes for roughly ten years post-completion. Financial projections target an initial 5.75% annual current return, distributed quarterly, along with a planned refinancing to return a portion of invested capital on a tax-deferred basis.

The OCTAVIA project team includes MSA Architects, ID & Design International, KAST Construction, and Kimley-Horn.
