Courtemanche Ray Junior has begun preselling Phase 3 of its SkyBlü Condos Urbains project in the Montreal suburb of Mirabel, Que.
Located in the Cité Mirabel district, the third phase of the three-building project will comprise a new 15-storey residential tower built entirely of concrete. The project is now under construction.
The latest phase of the flagship development by developer Ray Junior Courtemanche’s firm builds on strong demand from earlier releases and continues to position the project among the most sought-after residential developments on Montreal’s North Shore, said the company.
Located in the heart of Cité Mirabel, the new tower offers 3½- and 4½-unit configurations designed to appeal to professionals, young couples, active retirees and investors seeking opportunities in a rapidly growing market.
To mark the launch, the developer is offering a limited-time presale promotion featuring exclusive launch pricing, priority unit and view selection, five appliances included, 12 months of condominium fees paid, a contribution toward notary fees and full customization of finishes, including cabinetry, flooring, ceramic and quartz countertops.
SkyBlü Condos Urbains is within walking distance of shops, restaurants, services and green spaces. Amenities include an outdoor pool measuring more than 80 feet in length, a bright, fully equipped glass-enclosed gym and landscaped outdoor relaxation areas. The building’s 100% concrete construction is designed to provide enhanced soundproofing and long-term durability.
The project is part of Courtemanche’s broader development strategy focused on large-scale residential communities in high-growth areas.
“The strong demand for previous phases confirms the significant interest in condos for sale in Cité Mirabel. With Phase 3, we are offering a new real estate investment opportunity in a rapidly growing sector,” said Ray Junior Courtemanche.
The tower will be the third-tallest in the rapidly growing residential complex and will feature 189 premium units. It will offer residents exclusive amenities, including a fully equipped gym, a rooftop terrace with panoramic views, and an 82-foot outdoor swimming pool with a relaxation area.
